One of the most common questions we get from Boca Raton homeowners is: "How long will this last?" It is a fair question — attic insulation is a significant investment, and you want to know what you are getting.
Here is the honest answer, including the factors that affect longevity in Florida's specific conditions.
The Short Answer: 20–30+ Years for High-Density Fiberglass
High-density blown fiberglass insulation, properly installed in a well-maintained attic, lasts 20–30 years or more in Florida conditions. This is the product Cardinal Insulation installs as our standard.
The key qualifiers are "properly installed" and "well-maintained attic." Both matter significantly.
What Affects Insulation Longevity in Florida
Material type. Not all blown-in insulation is the same. High-density fiberglass is the most durable option for Florida attics. Low-density fiberglass and cellulose both have shorter effective lifespans in South Florida's heat and humidity.
Cellulose, in particular, can absorb moisture in humid conditions, lose R-value, and compact over time. A cellulose installation that starts at R-38 may be at R-30 or below after 10–15 Florida summers.
Installation quality. Insulation installed to the correct depth, with proper air sealing done first, lasts longer and performs better than insulation that was rushed or installed without air sealing. Compressed insulation — from poor installation or from being walked on — loses R-value and does not recover.
Attic ventilation. A properly ventilated attic extends insulation life by reducing the sustained temperature extremes that degrade insulation over time. If your attic has inadequate ventilation, we will note it during the assessment.
Pest and water intrusion. Rodents nest in and compress insulation. Water intrusion from roof leaks or condensation can damage insulation significantly. If either has occurred, the affected insulation typically needs to be removed and replaced before new insulation is installed.
Roof condition. A roof that is nearing end of life can allow moisture infiltration that damages insulation. We recommend addressing roof issues before investing in new insulation.
Signs That Your Existing Insulation Has Degraded
- Visible settling — if the insulation depth has decreased significantly from when it was installed, R-value has been lost
- Clumping or discoloration — signs of moisture damage
- Visible pest activity or nesting material — rodent damage
- Insulation depth below 6 inches — regardless of age, this is inadequate for Florida's climate zone
When to Replace vs. Top Off
Top off (add insulation on top of existing): If your existing insulation is in good condition — no moisture damage, no pest damage, no significant settling — and you simply need to increase the R-value, we can add blown-in fiberglass on top of what is there. This is the most cost-effective approach when the existing insulation is sound.
Replace (remove and reinstall): If existing insulation has moisture damage, pest contamination, or significant settling, removal and replacement is the right approach. We will tell you honestly which situation you have.
